How much does project management cost?

Standalone PM services typically run 3–6% of construction cost for full owner’s-rep engagements, or $150–$225 per hour T&M for partial-scope engagements (schedule review, cost-to-complete review, claim mitigation).

Are you independent if you also build?

Yes — when we’re hired as PM-only, we’re representing your interests against whichever contractor you’ve engaged. We don’t bid on projects where we’re also the PM, and we disclose any conflicts up front.

Can you come in mid-project to recover a schedule?

Yes — schedule recovery is a common engagement. We diagnose the slip (typically a long-lead item, a sequencing issue, or unclear scope), document the root cause, and rebuild the schedule with your contractor.

What does pre-construction include?

Budget development, schedule benchmarking, risk register, constructibility review of drawings, contractor pre-qualification and bidding, contract review, and a kickoff package. Typically 8–16 weeks before construction starts.
