What’s the difference between design-build and design-bid-build?

Design-bid-build is the traditional model — you hire an architect, they finish drawings, then you bid the drawings to three contractors. Design-build is one team for both phases, with a fixed construction price agreed before drawings are final. Less risk of redesign and re-bidding.

Is design-build cheaper?

Usually yes, for projects under $500K. You save on multiple bidding rounds and avoid the common scenario where drawings come back $50K–$100K over budget. The design fee is part of the contract instead of a separate consultant invoice.

Can I still use an outside architect?

Yes — we work with outside architects regularly. Design-build is the better choice when you don’t already have an architect and want one team from concept to handover.

How long does the design phase take?

Most Calgary residential design-build projects need 3–6 weeks of design before the fixed construction price can be quoted, then 2–6 weeks of permitting. Construction time is on top.

Who owns the drawings?

You do. Once the design contract is paid, the stamped permit drawings are yours — you can use them with another contractor if you ever wanted to, though that’s rare in design-build projects.
