How much does a tenant improvement cost in Calgary?

Calgary TI projects typically run $60–$200 per square foot depending on finish level, demising density, and mechanical work. Light refreshes (paint, carpet, lighting) start lower; structural reconfigurations with new mechanical trend higher.

How long does a TI project take?

Most Calgary TI projects run 3–10 weeks of construction plus 2–4 weeks of design, permitting, and landlord sign-off. We schedule loud work after-hours where the lease requires.

Who’s responsible for permits — tenant or landlord?

Tenant typically, but the landlord has to approve the work before permits can be pulled. We package the landlord submission first, then pull the City of Calgary permits ourselves once sign-off is in hand.

Do you provide certificates of insurance?

Yes — we carry $5M general liability and WCB in good standing, and we provide certificates naming the landlord as additional insured (with their required wording) before mobilization.
